Maintenance

Routine maintenance of a HVAC system is often overlooked by by homeowners but seldom disregarded by commercial establishments. The reason businesses have regular maintenance of their HVAC systems is simple.  They are in business to make money and they do that by eliminating unnecessary expenses. For a retail establishment in Houston, Texas, energy bills are a major expense. Customer comfort and protection of merchandise is absolutely necessary.  Numerous studies demonstrate that routine maintenance of HVAC systems quickly pays for itself in saved energy costs, reduced repair bills, and extended equipment life.

A dirty air filter can quickly degrade system performance by 50% or more. The added stress on system components causes premature failure of compressors and motors.  A common but often overlooked maintenance problem is a dirty evaporator coil.  Most homeowners do not know how to access the coil or how to properly clean the coil. When the coil is allowed to accumulate dirt,  it can freeze up and result in 100% loss of cooling capacity.  Then when the ice is allowed to thaw, water can overflow a plugged drain pan and cause damage to surrounding building components. The trapped moisture can lead to mold growth.  Routine maintenance is the best way to avoid these unanticipated problems.
